A Current Owner Search is a title search that is limited to the period of the current record owner's ownership, and includes:

• CURRENT OWNER INFORMATION: The name of the current record owner
• VESTING DOCUMENT: A copy of the instrument (deed, will, decree, etc) that vests title in the current record owner
• LEGAL DESCRIPTION: Full legal description of the property in question as set out in the vesting document
• OBJECTIONS & DEFECTS: Matters (other than liens, judgments or property tax matters which are reported separately) that affect, or may affect, the title or marketability of the property in question
• LIENS & ENCUMBRANCES: A summary of all liens, encumbrances, claims, and other matters affecting title to the property in question properly recorded in the Sevier County Register of Deeds Office during the period beginning with the date title vested in the current record owner and ending as of the effective date of the report, including but not limited to:
• Deeds of Trust (mortgage liens)
